Inspections

The engagement of an independent Lift Consultant at the inception/design stages of a New Lift or Modernisation project and throughout the works is a clear benefit in ensuring that the Client is independently represented in terms of design, compliance, equipment selection, contractor selection, project time and cost control, handover and associated documentation and warranties etc. among other challenges which could otherwise negatively affect the Client's investment.

As well as providing the above, we also offer you an array of inspection and reporting services to assist you with lifts that you may have which are already in service or indeed lifts in buildings that you are about to occupy.

Condition Inspection and reporting:

Either as a stand-alone survey or as part of a portfolio management strategy, a Lift Condition Inspection carried out by your lift consultant will assist you, the Client, with unbiased information on:

  • Condition of the lift equipment and expected remaining life-span of major components

  • Compliance with standards (for example BS-EN81:80 - Rules for the improvement of safety of existing passenger and goods passenger lifts)

  • Standard of maintenance and general house-keeping being carried out by your lift contractor and any improvements required.

  • Recommendations for partial modernisation or replacement (as applicable), with a projected timeline and expected budgets.  

This enables Clients to plan ahead for upcoming expenditure as well as ensuring that available budgets are targeted in the most cost-efficient manner.

Routine Thorough Examination (LOLER) and reporting:

Besides a regular maintenance contract which is required under PUWER regulations. All lifts must be inspected at preset frequencies under LOLER regulations. These are often wrongly termed "Insurance Inspections"


HSE guidelines are clear that this should be:

  • Carried out (and not be confused with) separately from regular maintenance and at preset intervals,

  • Carried out by a competent person/entity which is separate/independent from your lift contractor.

This is a legal requirement and central to compliance with several regulations, among them the health and Safety at work Act.

Pre-occupancy and end of lease inspections:

As the name implies, a lift inspection prior to leasing, buying or indeed at the end of a tenancy can insure that the Client's interests are protected at these critical points.

An independent lift consultant's report will ensure that the Client is entering an agreement with open eyes and likewise not paying for repairs which may not be required as the lease comes to an end.

Accessibility Inspections:

A number of regulations, including the Equality Act 2010, (and formerly DDA) place requirements on the person providing a lift for use (The Duty-Holder) to make adjustments to ensure that access is available/facilitated for people regardless of their ability/disability.

A compliance inspection carried out by an independent lift consultant will assist you complying and advise you in an unbiased manner on the feasibility and "reasonableness" of carrying out these changes and adjustments.
