ConsultaLift ltd. have recently undertaken full condition survey and report exercise on 17 passenger lifts within a low to mid-rise private residential setting in South-East London.
We were commissioned by the managing agents for this particular development following our presentation to the client regarding the scope and extent of our services and the clarity and content of our reports which enabled them to easily digest the required information and commence their planning armed with the correct amount and quality of data.
With the motor-room less lifts fitted at this location approaching 25 years old, it was especially important for the client to have not only a detailed record of the condition of the individual lifts themselves to ensure their continued safe and reliable operation but also a projected look ahead at the works required within the next 5-10 years which will need careful planning both with regard to timing and content to maximise the client's refurbishment budget and to ensure that maximum benefit is gained from their forthcoming investment.
Lifts are complex installations where several contributing factors particular to the site and application/duty can have a dramatic effect on the wear rates of different components and even within the same development in identical blocks, individual lifts may display a difference in levels of reliability and longevity for a number of reasons. It is most important when managing a portfolio of lifts that a wider and longer view of requirements are taken into consideration.
Our clients therefore find great benefit in employing us for unbiased expert advice as an independent consultancy rather than adopting a 'one size fits all' strategy and proceeding simply on the basis of a series of intermittent reactive quotes which may deal with the immediate issues but do not make the best use of budgets and indeed can often result in repetitive works being undertaken as part of subsequent 'mini-refurbishments' making the overall life-cycle costs higher than they need to be.
